Welcome to your serene lakefront retreat—a peaceful, elegant villa perfect for couples, small families, or solo travelers seeking comfort and beauty. Nestled in the heart of San Marcos, with private lake access and panoramic views of the volcano, this spacious main house offers modern amenities, lush gardens, and a deeply relaxing atmosphere.
The villa features a luxurious king bedroom with volcano views, a soaking tub and shower, and a sunroom with two futons ideal for quiet guests or children. Enjoy a fully equipped kitchen (complete with a Vitamix and filtered drinking water), a formal dining room, a fireplace, a covered patio, a sauna, and vibrant shared gardens filled with herbs, flowers, hummingbirds, and butterflies.
Thoughtfully designed to meet high standards, including filtered tap water safe for drinking, this is a home for rest, romance, and reconnection. We offer optional cleaning, transportation, and wellness coordination services.

This is a private home on a shared property with three other quiet apartments. Respectful quiet is essential.
Insects, dogs, music, and village sounds are part of the local landscape.
Short showers and low plastic use are appreciated—this is an eco-conscious home.
Some rooms are used for storage and marked off-limits.

If a door opens, the space is available for your use. Some areas on the property are not available for guest use and will be clearly indicated by locked doors.
There is a room in this house that is not available for guest use, which we use as a storage room. If it is accidentally left unlocked, please be respectful and avoid entering it.
This is a shared property, and you can expect to share it with others during your stay. Please don't enter other people's personal space.
The grassy garden is shared respectfully by all.
We request that communication take place within the booking application. As multiple managers are taking care of you, it helps when we all see every message.

Some people prefer freedom and independence, so we go to great lengths to provide our guests with all the necessary information to ensure a smooth stay without needing us. At the same time, we are passionate about hosting and love to give people good experiences, so we are available to help with whatever may arise.
Of course being on the lakefront is a dream, and our piece is in the sweetest part of town. Just outside the hustle of the center, but close enough to walk, we think it's absolutely perfect, ideal. The neighborhood is residential, which helps with peace and quiet.
Being situated on a road gives us drive-up access, which makes moving with luggage convenient, especially for people who come the whole way by road.
A new dock is being constructed just beside us, which we expect to make it easy for people who come by boat from Panajachel. The dock should also make it super convenient for guests who want to hop on boats to go around the lake.
San Marcos is a new age mecca and wellness workers from around the world make pilgrimages to experience and share their offerings. A robust social and dining scene has developed around tourism and there are many places to go and activities to get involved in. There are community groups to join to find out what's going on, and you can also watch the posters hung around town. Synchronicity is a San Marcos specialty, and if you stay open magic could find you.
By Foot, Tuk Tuk and Lancha Boat!
San Marcos is a walking, tuk tuk, and taxi boat place, so cars are not needed. If you bring one, we can try to help you find parking for it.
Central San Marcos is a short (5-7 minute) walk along the lakefront or by road. If you’d rather take a tuk tuk we have provided numbers of our trusted friends. A tuk tuk from San Marcos center to us should cost 5q per person during the day and 10q per person at night. If the price matters to you have exact change and don’t ask the driver how much they want.
Taking a lancha boat to go to another town on the lake is super easy. Just walk along the lakeshore towards town and hop on a boat going in your direction from the main San Marcos dock. The new dock being built just beside us could make it very convenient to take boats around the lake!
We offer a peaceful experience, but please remember this is still rural Guatemala. You may encounter insects and sounds like tuk-tuks, distant music, or fireworks during local celebrations. We invite you to embrace the local charm with an open heart.
INSECTS: There is a vast array of wildlife, some we enjoy more than others, expect insects.
NOISE: In local celebrations, 'bombas' are launched into the air, producing loud booming sounds. A nearby social spot sometimes plays music until 10 pm. There are tuk-tuks, dogs, and lancha boat sounds in the landscape. We are in a quieter part of town, but there is still some sound.
This is our private home, and since we've been spending more time away from Guatemala, it would be a good opportunity to make it available for others to enjoy. We'd very much like to return to our home in as good or better condition than we left it, so please treat it well.
